Loan Options:

Interest Rate: 12.25% I/O
Origination Fee: 2.5 points
Processing Fee: $1,500 – $1,700. *Collected on the HUD at closing.

We lend up to 70% of the ARV or LTV, with no requirement for surveys, inspections, or appraisals, and no prepayment penalty. The initial term is six months, with the option to extend every three months for 1.5 / 2.0 points (at our discretion).

Insurance

We require at least 6 months of insurance on the home for at least our loan amount or higher. And the premium MUST be collected on the HUD.

Funding

We do not wire funds for closing until we have a fully executed closing package for review. For same-day funding, the closing package must be received via email by 12:00 PM; otherwise, funding will be scheduled for the next business day. On closing day, we require a short video starting from the street, showing the address numbers, followed by a walkaround of the exterior and a walkthrough of the interior of the property.

Monthly Payments

Monthly payments are automatically drafted on the 1st of each month from your checking account via ACH/Auto Draft. Please ensure sufficient funds are available to avoid late fees or NSF charges.

Construction Draws

Draw requests must be submitted through our website and are released only after completed work is verified. Inspection fees range from $145–$170 for single-family homes, while commercial and multifamily inspections vary by project. A $25 wire fee applies to all draw requests.
